Straight answers about building in North Carolina.
Building or renovating is a big financial and emotional commitment. Here is how we handle zoning, engineering stamps, contractors, budgets, and timelines.
Common Questions & Direct Answers
Browse by topic below. If you have a specific question about your site or budget, our CEO Steven Christopher Lund and the team are always available on WhatsApp or by phone at +1 (716) 370-5693.
01. General & Process
Traditional firms typically only produce architectural drawings and require you to independently hire and coordinate structural engineers, interior designers, and MEP consultants. This often causes finger-pointing, schedule delays, and costly change orders.
At Arvantis, under the leadership of CEO Steven Christopher Lund, we unite Architecture, Engineering, and Interior Design into a cohesive, single team. You have one dedicated contact, seamless communication, synchronized drawings, and transparent pricing.
The first step is a straightforward conversation. You can call our Salisbury office directly at +1 (716) 370-5693 or fill out our online inquiry form. We will arrange a discovery call to discuss your property location, your wishlist, preliminary budget, and timeline.
Yes. You will be assigned a lead Project Director who oversees both the architectural and engineering tracks. You will never have to hunt down multiple consultants or reconcile conflicting advice.
02. Architecture & Engineering
Yes, absolutely. All our construction documentation is fully coordinated, code-compliant, and stamped for submittal to municipal and county building departments across North Carolina (Rowan County, Mecklenburg County, Wake County, Guilford County, and beyond).
Complex topography is one of our key strengths. Because our structural and civil engineers work at the same table as our architects, we design custom foundations, stepped retaining systems, and walk-out lower levels that naturally nestle into the slope rather than requiring exorbitant earthwork.
We prepare all documents required for plan review, submit them to the relevant jurisdictional authorities, and coordinate plan check responses directly with city and county plan examiners until the permit is ready to issue.
03. Budgets, Fees & Timelines
Depending on the project scope and client preference, we offer both fixed-fee milestones for well-defined residential and commercial scopes, or percentage-of-construction agreements. All deliverables and phases are detailed in clear, itemized contracts before any design begins.
For custom residential projects, the design and engineering process typically takes between 8 and 16 weeks depending on project complexity, review speed, and HOA/municipality requirements. Commercial projects vary based on size and zoning reviews. We provide a projected timeline milestone chart during onboarding.
We perform budget checks at schematic design, design development, and before finalizing construction documents. In addition, our structural engineers optimize spans and foundation details to prevent over-engineering and wasteful material costs.
04. Interior Design & Materials
Yes. While many clients engage us for complete end-to-end architecture and engineering, our interior design studio frequently undertakes full interior renovations, custom millwork packages, restaurant interiors, and luxury residential refreshes independently.
Yes. We specify trade-only materials, artisanal stone, architectural hardware, custom fixtures, and designer furniture. We provide full finish schedules and material sample boards for your review and touch.
05. Location & Service Area
Our head office is located at 4273 Trexler St, Salisbury, NC 28147. We regularly design and engineer projects throughout the Charlotte metro area, Lake Norman (Cornelius, Mooresville, Davidson), Winston-Salem, Greensboro, Concord, Raleigh-Durham, and surrounding Carolina communities.
We accommodate both! We welcome clients to our Salisbury studio for hands-on design and material reviews, meet on site across North Carolina, or conduct digital presentations with interactive 3D model walkthroughs via high-definition video conferencing.
